Grow doors without building a housekeeping department
Opera is the operational layer underneath short-stay operators, serviced apartment businesses, build-to-rent managers and hotels. Your brand, your owner relationships, our teams.

The constraint is never sales
Most short-stay operators can win the next twenty doors. What stops them is that door twenty-one needs another housekeeping supervisor, another linen contract, another after-hours phone, and a fixed cost base that arrives before the revenue does. Growth stalls in operations, not in business development.
Opera exists so that layer can be bought rather than built. Housekeeping, linen, maintenance and guest attendance, delivered to a defined standard, priced per job, scaling with your portfolio instead of ahead of it.
What a partner arrangement includes
- White-label delivery — teams present under your brand, not ours
- Integration with your PMS so jobs flow from your calendar automatically
- Your checklists and standards, not a generic template
- Photographed completion records written back against each booking
- Volume-based per-job pricing, invoiced monthly
- A named operations contact, seven days
- Written non-solicitation of your owners and your buildings
On the obvious question
Opera sits alongside a working short-stay portfolio, and any operator considering handing over their operations should ask what stops us competing for their buildings. The answer is contractual and specific: a written non-solicitation covering your owners, your properties and your pipeline, in every partner agreement, before any data is exchanged. We would rather deal with that question in the first meeting than have you wonder about it later.
Who this suits
Short-stay managers and co-hosts
You hold the owner relationships and the listings. We hold the vans, the linen and the rosters. Add doors without adding fixed cost.
Serviced apartment operators
Consistent housekeeping and linen presentation across every apartment, with the surge capacity to absorb a full building at changeover.
Developers and build-to-rent
Display suites, corporate stock and furnished apartment programmes serviced to a hotel standard without appointing a manager.
Hotels needing overflow
Peak-period housekeeping capacity, contracted by the room, without carrying the headcount through the shoulder season.
How a partnership starts
Almost always with a single building or a peak period rather than a whole portfolio. You get to test the standard against your own properties, we get to prove the operation, and the commercial conversation happens after both sides have evidence rather than before.
Operator questions
Will you approach our owners?
No. Opera contracts with a written non-solicitation. We do not take management appointments from your clients, we do not market to your owner list, and we do not compete for your buildings. Your owner relationship is the thing you are protecting and it is the reason this model works.
Can you operate under our brand?
Yes. White-label is the standard arrangement for operator clients. Our teams present under your brand, guests never see the Opera name, and reporting comes to you in a form you can pass straight to owners.
How does the integration work?
We run on Mews, Flexkeeping and Duve and integrate with most short-stay property management systems. Jobs are generated from your calendar, completed in the field against your checklist, and written back with photographs. You are not emailing us a spreadsheet of cleans every Friday.
Can you take overflow rather than the whole portfolio?
Yes. A common starting point is peak-period or single-building overflow, which lets both sides test the operation before anything larger is committed.
What are the commercial terms?
Per-job pricing with volume rates, invoiced monthly. No commission on your revenue and no lock-in. Minimum volumes apply on white-label arrangements because dedicated capacity has to be held.
Who employs the field teams?
Opera engages a subcontractor network, inducted on our checklists, police-checked and covered by our public liability policy. Certificates of currency are provided to partners on request.
