Why short-stay housekeeping fails
Almost every bad review that mentions cleanliness comes down to one of three things: lack of training, lack of supervision, or lack of communication. A housekeeper who was never shown the short-stay standard. Nobody checking the room before the guest does. A fault seen on Tuesday and mentioned on Friday.
Opera is built around fixing all three. Every housekeeper is trained on our room-by-room checklist. Every room is checked and signed off by a supervisor before the job closes. And anything that needs fixing is reported immediately, with a photograph, with the intention of having it repaired the same day — not after the next guest finds it.
What a turnover clean covers

- Consumables restocked: toiletries, paper goods, tea, coffee, dishwasher and laundry tablets
- Damage, wear, missing items and low stock reported with photographs
- Completion photographs uploaded against the job record
- Every room checked and signed off by a supervisor before the job closes
Balcony and outdoor areas, oven interiors, garages, pet-stay sanitisation and post-party recovery are priced as add-ons rather than assumed into the base rate.
Scheduling that follows your calendar
Opera schedules against bookings, not against a weekly roster. Where you run Mews, Flexkeeping, Duve or another property management system, jobs are created automatically as bookings change, so a cancellation does not become a wasted clean and a same-day booking does not become a missed one. Where you do not, we hold your calendar and confirm the week ahead.
Back-to-back turnovers are the standard case. A 10am checkout and a 2pm check-in leaves a four-hour window, and a great deal less than that when a guest lingers. Our teams are sized to the window rather than to the property.
Quality you can actually check
Every job closes with a completed checklist and photographs, timestamped and attached to the booking. You are not relying on a text message saying it is done. Where a guest raises a cleanliness issue, there is a record from before they arrived, which matters both for resolving the complaint and for any claim you make through the platform.
What it costs
Housekeeping is priced per turnover, by property size and scope, with linen and any add-ons shown as separate lines. There is no commission on your revenue and no lock-in period. Full detail is on the pricing page.

What “clean” means when a guest is judging it
A guest does not inspect a bathroom the way a landlord does. They photograph the one hair on the tiles, the streak on the shower screen, the fingerprint on the mirror. Our checklist is written from the guest side of the door: every surface a phone camera reaches, every item a review has ever mentioned.
That is why our teams work to a list rather than to a clock. The property is finished when the list is finished, and the photographs prove it before the next guest walks in.

Guests decide before they unpack
Most cleanliness reviews are written in the head before the bags are down: the smell at the door, the bathroom, the bed. A turnover that is ninety-five per cent right still loses the review if the five per cent is the shower screen.
Our checklist is ordered the way a guest walks in, and the completion photographs follow the same route. When the record shows the property was right, the conversation with a difficult guest is short.
Housekeeping questions
What is included in a turnover clean?
All bedrooms, bathrooms, kitchen, living areas and floors; bed stripping and remaking with fresh linen; bin and waste removal; restocking of consumables and amenities; a staging pass so the property is photograph-ready; and a completion report with photographs. Balconies, ovens, garages and outdoor areas are quoted as add-ons where they apply.
How is a short-stay clean different from a house clean?
A domestic clean is measured in hours. A turnover clean is measured against a checklist and a deadline. Every item a guest is likely to photograph or complain about is on the list, the property has to be finished before the next check-in regardless of what the previous guest left behind, and anything broken or missing has to be reported the same day rather than mentioned next week.
Do you supply cleaning products and equipment?
Yes, as standard. If your building requires specific products or your property has particular surfaces, tell us and we will work to your specification.
What happens if a guest leaves the property in poor condition?
The team photographs the condition on arrival, contacts the operations desk, and we call you before running the extra time so there is no surprise invoice. Where a damage claim is being made, the photographic record is provided in the format the platforms ask for.
Can you clean at short notice?
Where capacity allows, yes. Same-day and urgent turnovers are priced at a premium, consistent with the Sydney market, and confirmed before the job is dispatched.
Do you do periodic deep cleans?
Yes. We recommend a scheduled deep clean at a set interval on any property in continuous short-stay use, covering oven, extraction, grout, mattress protectors, upholstery and behind-appliance areas that a turnover clean does not reach.
