The advantage of running housekeeping and maintenance under one contract is timing. Our teams are in your property between every stay, and a checklist that includes hot water, air conditioning, door hardware, lighting, drainage and appliances catches most faults in a vacant window rather than at 11pm with a guest in the room.

When something is found, it becomes a job with photographs, a recommendation and a price, rather than a message asking you what you would like to do.

A scheduled programme sized to the property: filters, silicone, grout, seals, hardware, appliance servicing, touch-up painting.

Compliance (STRA)

Licensed technicians install, maintain and test fire extinguishers, blankets, evacuation plans and signage; smoke alarm records; egress checks; flagging where a property falls short of the NSW framework.

NSW short-term rental accommodation (STRA) compliance in practice

Short-term rental accommodation in NSW operates under a state framework: every property must be registered on the NSW Planning Portal before it is advertised, display its property ID on the listing, meet fire safety requirements including interconnected smoke alarms and a displayed evacuation plan, and operate under a mandatory code of conduct. Greater Sydney also carries a 180-night cap on non-hosted letting.

Opera’s fire-safety technicians are licensed to install, maintain and test fire extinguishers and fire blankets, prepare and mount evacuation plans, and supply all the signage the framework requires. We handle the physical and record-keeping side of STRA compliance: testing, signage, egress, and a documented history you can produce if asked. Registration, planning approval and strata by-laws are yours or your adviser’s call — but we will tell you plainly when a property looks non-compliant rather than quietly working around it.

Working with strata

In apartment buildings, a meaningful share of faults are common property: water ingress, lift outages, intercom failures, car park leaks, building access. Those are resolved by pushing the strata manager and the building manager, not by sending a plumber. Opera does that chasing on your behalf, with a written record of what was reported and when.

Every turnover is an inspection

The cheapest maintenance job is the one found in a vacant window. Our housekeeping checklist includes hot water, air conditioning, door hardware, lighting, drainage and appliances, so most faults are raised by the team that is already in the apartment, not by a guest at 11pm.

When something is found, it becomes a job with a photograph, a recommendation and a price. You approve it or you do not. Nothing is fixed without you knowing what it costs.

Maintenance questions

How quickly do you attend a fault?

Faults are triaged by whether a guest is in the property and whether the property is habitable. Anything that stops a guest occupying the property is treated as urgent and attended the same day where trades are available. Non-urgent items are scheduled into a vacant window so you are not paying for after-hours attendance on a dripping tap.

Do you handle trades I already use?

Yes. If you have an electrician or plumber you trust, we coordinate them rather than replace them. Where you do not, we use our own subcontractor network.

What STRA compliance items do you cover in NSW?

Under the NSW short-term rental accommodation framework, properties must be registered on the NSW Planning Portal and meet fire safety obligations including interconnected smoke alarms and a displayed evacuation plan. Opera schedules and records smoke alarm testing, checks egress and signage, and flags where a property is not meeting the standard. We are not a substitute for legal or planning advice on your registration.

Can you do preventative maintenance rather than just repairs?

That is the point. A scheduled programme covering air conditioning filters, silicone and grout, water pressure and drainage, door hardware, blind cords and appliance servicing costs far less than the emergency version of the same job during a stay.

Who pays for parts?

Parts and materials are billed at cost with the invoice attached to the job. Labour is quoted per callout or per scheduled visit.

Do you handle strata and building managers?

Yes. A large share of short-stay faults in apartment buildings are common property issues, and getting them resolved means dealing with the strata manager and the building manager rather than sending a trade. We do that on your behalf.
